What Is a Full Service Home Marketing Program?

The real estate industry has changed dramatically in the past few years. The explosion of information available on the Internet, fast-paced lifestyles and the expectations of consumers have made the services offered by local real estate offices quite different from those buyers and sellers may have received only a few years ago.

A Full Service Marketing Program, such as that offered by Coldwell Banker, is a multilevel approach to real estate service, which is very different from the Limited Service that some companies offer. Their services may be limited to a yard sign and Internet exposure, with home showings and negotiations left up to the seller.

Foundation Level service is fairly standard for our industry. For sellers, almost every real estate office will enroll the house in the multiple listing service, put up a yard sign (if allowed by the town) and hold an open house for other brokers. A price analysis and property fact sheet are usually prepared, and guidelines are provided for preparing the property so it shows well. Some print advertising may be done, and the house is usually posted on the Internet.

Full Service also includes mortgage services, which help prospective buyers obtain financing; a home protection plan; and concierge services, a complimentary, value-added, service-delivery program that helps buyers and sellers locate an array of services required before, during and after the sale or purchase of a home.

A Full Service Marketing Program can also include a unique approach to marketing designed to meet the needs of that particular home. It may call for the specialized marketing provided by our division for luxury homes.
